Hi, My name is Brad and I am 22 yrs old. I am a Certified welder, and have my own LLC.I am a very laid back, calm, happy, chill dude. I am really focused on my own life so do not have time for any problems or drama that are not my own. I cant remember the last time there was a voice raised in the house in any other way than happiness. I have owned/Leased 4 houses, and have had over 10 roommates’ total throughout my life. So I know the high's and low's of renting out rooms. I Have Been leasing this house since Oct,2008. I am re-financing next week, and will be here for another six month‘s to a Year. I live here with my best friend/companion Gabrielle(Brie).We share the master bedroom and bathroom, and keep to ourselves. We are very laid back, free minded people. We have no kids. She is 22 also, and is A great Person. She works at Guitar Center, and is extremely level headed, and knows how to manage life with success. We are really focused on the future, and would say that were great people to live with. You will find that you will hardly even notice we are here. There isn’t a weekend that goes by that were not camping, or going to a concert. We love music, making music(Bass and Guitar).I don’t smoke cigarettes, Brie does but Outside only. We drink when there is good reason. Were loud ,but have the up most respect for our friends/roommates‘, and are quiet when it should be. We have Three dogs,1 Bum cat that came with the house; but a cool ,clean cat. All animals are Very good with everyone, they do not chew, and are potty trained. I do have a puppy so there is the occasional accident. Know that we are 100% responsible when it comes to taking care of/maintaining the dogs. You would never be asked to help. We have had two of our four rooms rented out for the past year, but their contracts end this month. The other bedroom has been empty for the last year. One is moving home because she lost her job, and the other is moving into his own house. Its sad to see them go, but it does open the opportunity to have more great people in our life/home. I am not very good at explaining everything via letter. I would totally prefer to talk over the phone or meet in person because you can actually get to feel that persons vibe, and make better judgment. What is most important to me is that who ever moves in with us has a job ,no serious criminal history, no dangerous drug use, and has a general plan for life. I’m not saying that I need to know your story or personal business, but you can tell the people that just don’t really care about anything, and float through life day by day, not knowing what tomorrow brings. It’s also important that whoever moves in is responsible in the aspect of knowing what they need to live. I have had roommates in the past that think food, tooth paste, and even my clothes were theirs to use whenever they wanted. I am not picky or selfish in any way, but I believe that the only way to keep things fair is to do that exactly. Be fair. If you do use someone else’s stuff, replace it. Or at least let that person know or ask. We have a lot or respect and general common courtesy for people, and expect the same.

The house itself is a four bedroom house with two bathrooms. There is a huge Back yard and a two car Garage. Two big living rooms, and a decent sized kitchen. There are two fridges, washer and dryer, and all other major appliances here. I also just replaced the water heater, and it is huge so there is never a problem of running out. Like I mentioned previously, we live in the Master bedroom which has it own Bath. We also have our own entry separate from the house. We do not use either of the living rooms, or dinning room. We are hardly ever in any room other than our own, the kitchen, and the backyard. So who ever moves in, if they want, can do what they would like to with the living rooms furniture wise. The three rental bedrooms have there own bathroom and hallway separate from ours. They also have access to the front door which is yours. The only time I use the front door is to check the mail. Also who ever moves in can have the garage. We have a few things in there, but you are more than welcome to park in there. Note: there are three bedrooms for rent, and only two garage spots. So, first come, first serve. You will have your own garage door opener also. I think this may be the best possible situation for a renter for the simple fact that you will have a lot of the house to yourself. Basically as if you were renting the whole house, and not just a 15 x 15 room in someone else’s house. Ton’s of freedom. I have two bedrooms cleaned and ready to move in now. The third will be avail on the 2nd of next month. Our electricity bill has been around $ 380.00 for the last few months. The water and waste is around $75.00. I will show you the previous bills, and that All are paid up to date. You will never have to worry about coming home to no power or water. I am charging $ 500.00 monthly, per room and this includes everything. And a $400.00 deposit - The deposit itself is only to make sure you don’t just take off without notice, and without paying rent. You can use your deposit towards your last months rent when your contract is up, otherwise it will be returned to you in the form of cash the day you move out. I will draw up a contract and can modify it so that it works for both parties involved. I would like to start with a 6 month contract, but am willing to do month to month contract giving that we can come to a reasonable agreement between the both of us. I am willing to work with whoever moves in with the deposit. Like pay half this month, and half next month. We can talk about it all when the time comes.
