Preferred room and roommate description

We have a bright freshly painted room in a 3 bedroom house about 2 miles from Cal Poly that is available now. We would prefer a student or two students (20-22 y.o.) If you want your own room it is $700 a month but if you want to share it is only $450. There is a 9-12 month lease that you need to sign and a security deposit of $500. Utilities are divided among the tenants, however water and trash are paid for by the landlord.

There are really lovely hardwood floors throughout the house and a nice open floor plan. There is a two car garage that we have converted into a "recreation area". The kitchen is fully equipped. The bathroom has just been re-painted. A washer/dryer is included in the rent. The back and front yards have recently been landscaped and the back is enclosed because we have a cute dog that lives here. We are close to public transport, downtown and shops.

Currently there are three other tenants: a third year Cal Poly Music and Child Development major (female), a recently graduated Cal Poly Engineer (male) and his 22 y.o. girlfriend. Small pets are open for consideration.
