Preferred room and roommate description

We are looking for one more roommate for our 4 bedroom, 2.5 bath, 2 story house. We don't care if the 4th roomie is male or female. Currently there are two males and one female all in our mid to late 20's. We would prefer 21+ and no cats (allergies). It is ok if you smoke, as long as you do it outside on the patio. We have high def tv, plasma flat screen in the living room, wireless internet, stainless steel appliances, a BBQ grill and a dart board in the garage! All utilities are included in the price, we just ask that you chip in on cleaning common areas occasionally. Furnished or unfurnished-your choice. The neighborhood is safe and clean and you would have access to the free gym, 2 pools and 2 tennis courts in our gated community. Feel like this may be a good match?
