Preferred room and roommate description

Available December 1, 2009. The rent includes a ‘fixed utilities contribution’ of $50.00 each tenant. The rent also includes such items as toilet paper, bathroom soap, laundry powder and kitchen detergent. First and last months rent to move in. Last months rent can be paid in several installments, if need be.

The house is a furnished 3,000 square foot, five bedroom and two bathroom room house in Mar Vista (think South Santa Monica, East Venice). It includes a fully equipped kitchen with separate storage for each person’s food, etc., furnished dining, sitting and family room/television areas (with a 35 inch TV) for common use. The flooring is hardwood and tile. The bedrooms are wired for cable (Time/Warner) and there is free wireless Internet access. There is a washer and dryer and a large, lovely leafy fenced yard with great sunlight and privacy.

The house is 2 minutes off the 405 at the Venice exit and three houses from Mar Vista park (soccer, baseball, tennis, dog exercise, basketball, roller hockey, public swimming pool, etc.). It is an easy three mile bike ride to Venice Beach.

The house has a large rear yard (currently being landscaped), an outdoor gas BBQ, a Jacuzzi tub and plenty of street parking. The street is one of only two streets in Los Angeles that are lined with Liquid Amber Maple trees. There are good neighbors all around. It is a safe, friendly, attractive and convenient living environment.

There are Santa Monica big blue bus stops (e.g. to U.C.L.A./SMC) and RTD bus stops close by. There are also Supermarkets, Starbucks, Post Offices, etc. within a very easy walk (National/Barrington and Sepulveda/Palms. It is a nice, clean, friendly and safe home and area. There are two of four down stairs bedrooms available. The two available bedrooms are grouped together in one wing. The entrance to that wing is right off the front door. The three rooms are adjacent to the downstairs bathroom which includes a shower and a Jacuzzi bath. There is also an upstairs bathroom available if needed.

The smaller bedroom (11’ x 8.5’) rents at $800.00. The room is fully furnished with a full size bed, large closet, a chest of drawers, book cases, a study table and chair, and cable access ($8.50 monthly for full service beyond the basic channels). There is wireless Internet access.

The larger bedroom (13.6’ x 12.6’) rents at $1,050.00. However, it also has a separate entrance through French doors which open onto a small private deck, a patio with table and chairs, and then the backyard. This room is obviously great for someone with a small dog. Except for drapes, this room is currently unfurnished. However, furnishings can be provided.

There is also substantial additional storage space available in the attic if needed.

It is a very dog friendly house and canines (except aggressive breeds) may, in principle, be considered. They would have house and yard privileges (and have company most days). However, they must be totally house trained, obedient and not prone to constant barking or howling.

The remaining occupants are ‘landlord Graham,’ a mid 50s gay man who has lived in the house for nine years. He is an attorney and activist working from his upstairs rooms. He is easy going, liberal, interesting and entertaining. He has a male pug dog. Then there is Wyatt, a 27 year old gay marine biologist who occupies the middle bedroom in the south wing. He has a Cavalier Kings Charles V dog. Last but not least is Ricky who occupies the back bedroom which opens onto the back patio. He is a str8 waiter/college student.

This is an excellent environment in which to live. To be seriously considered you should be clean, considerate, tolerant, fairly neat, pleasant and able to timely pay the rent. We all contribute to the cleaning.

If the past is prologue then these two rooms will re-rent very quickly.
