Preferred room and roommate description

I have 1 room left for rent in a nice 3300+ square foot brick ranch that is located on a quite street in a safe and great neighborhood. I am very close to Downtown, the University of Indianapolis, I-465, I-65, shopping and restaurants yet it is in a country setting with small wild critters that can be seen. All rooms have a cable jack, phone jack, dresser. I am asking from $400 a month for this room. The house has wireless broadband, living room fireplace, hardwood floors, digital cable, washer & dryer to use, advanced monitored alarm system, nice big private backyard and a large fire pit with a sitting area. The house also has delivered bottled water, free local calls, dishwasher, two kitchen refrigerators, off street parking, several rooms to watch cable TV, surf the net or just chill. I do insist on females only. All prices are very negotiable along with security deposit. Must be able to pass a background check. No drunks, heavy partiers, slobs, child molesters, thieves, liars, psychos or anyone else not deemed fit to live here.
