Preferred room and roommate description

I'm looking for a couple of responsible, dependable, friendly, respectful, and trustworthy roommates for some spare bedrooms in a finished basement of a 4+ bedroom house near the Truman Sports Complex. The place is within 3-4 blocks of a bus stop (maybe a 10-15 min walk), close to major highways, and within a 10-15 minute drive of downtown, Independence, Kansas City North, and Raytown. The house has a good size yard, plenty of parking, in a decent neighborhood, and has security lighting all the way around the house to cover all entrances.

The finished basement is a fully self-sustaining unit similar to an apartment with its own bedrooms, kitchen, bath, living room, and entrance. I'm only in the basement periodically to do laundry and rarely use any facilities on that floor since I have everything else I need on the main floor so you'd only have to share most of it with whoever else would rent the other room. There are a couple of 10x14 rooms available. Partially furnished rooms are available at no additional cost and the rest of the common area is already furnished so it's great for college students or others who don't have a lot of stuff accumulated already!

Private room available for $400/m per person. Common area and major utilities such as gas, electric, water, sewer, and trash as well as additional amenities including basic cable, wireless internet, and laundry facilities are included. Security deposit of 1/2 month rent. Total rent is only about 1/4th to 1/3rd of the typical total household bills in anticipation of a couple of roommates to fill the basement rooms. Prefer to start with a 3 month lease. Shared rooms and a smaller room options available at discounted rates. Let me know if you're interested in any of these options.

Also, I don't mind small quiet pets like cats or something caged or in a tank, but no noisy or smelly pets. Also, no creepy, crawly type pets. The main floor is currently occupied by a couple of cats. Pets may require 1/2 month rent pet deposit.

Potential roommates should have references and reliable source of income. I'm fairly picky when it comes to sharing my home, but am basically looking for a couple of decent low-drama people who will pay their bills on time and can pick up after themselves. It's generally a fun, friendly, and laid back environment.
